“The Plant of the Future”, a 4.0 production site ready to build

The Elcimaï Group’s Plant of the Future is an industry 4.0 build-ready site for delivery within 10 months to meet the need to reindustrialise France. Planned on a dynamic park of the EPA Sénart, near the N104, A5, A6 and A10 motorways, the Factory 4.0 is an innovative building combining industrial flexibility and digital modularity, designed to adapt to the uses and activities of its occupants.

A unique concept of an optimised, modular and low-carbon plant

Designed according to the Elcimaï Group’s Sustainable Industrial Envelope concept (EID ®), the project is coupled with a digital twin built in BIM mode, allowing the site to be completely adaptable to the changing activities of its occupants without any heavy development, making the production process independent of the real estate structure. The production unit offers a target surface area of 22,000 sq.m built: the industrial programme can cover a surface area of 10,000 sq.m to 40,000 sq.m with a flexible land base of 3 to 8 hectares.


In the “Bois des Saints-Pères” business park (77), on land located in the communes of Cesson and Savigny-le-Temple, the land and property offer is just 10 minutes by car from the A5 motorway.

“The Plant of the Future” is only 5 minutes by car from the Savigny-le-Temple/Nandy and Cesson RER D train stations.

The site is connected to an extensive network of inter-communal cycle paths. It is served by several bus lines and soon by the T Zen 2 Lieusaint-Melun line (under construction). The T Zen 2 line, which is being built on a dedicated lane, will allow controlled journey times between residential, employment and commercial areas.

Paris-Orly airport is 30 minutes by car from the site and Paris-Charles de Gaulle airport is 45 minutes away.

The “Bois des Saints-Pères” business park (77) has an industrial vocation and is already home to first-rate SMEs, small and medium-sized businesses, small and medium-sized enterprises and head offices of large companies and logistics warehouses.

The park is near the A5 motorway, a few minutes from Savigny-le-Temple – Nandy station (RER D – Direction Paris Gare de Lyon) and about 20 minutes from Paris-Orly airport.
